Differentiation

Social media has become an important part of how companies in the real estate industry build their brands, communicate with consumers, and differentiate themselves from competitors. Real estate companies can use social media to showcase properties, educate consumers, provide market information, create communities, and generate leads. Two companies that demonstrate different approaches to social media within the same industry are Zillow and Realtor.com.

Zillow and Realtor.com: Similar Industry, Different Strategies

Zillow and Realtor.com both operate in the residential real estate marketplace and provide consumers with tools and information to support housing decisions. Zillow describes itself as a housing platform designed to connect renters, buyers, sellers, and real estate professionals throughout the housing journey. Its services include home searches, property information, touring, financing, rentals, and connections with real estate professionals (Zillow, 2026a). Realtor.com similarly provides consumers with property listings and information designed to help buyers, sellers, renters, and homeowners make informed real estate decisions (Realtor.com, n.d.).

Although both organizations use social media to reach consumers, they differentiate their brands through somewhat different approaches.

Zillow: Technology, Convenience, and Consumer Engagement

Zillow’s brand as a technology-driven housing platform is reinforced by its social media strategy. By giving customers information, resources, and connections, the organization places a strong emphasis on making the housing process more accessible. Zillow’s brand was first developed to give customers more transparency through data like the Zestimate, and the firm still emphasizes ease and technology as key elements of its value offer (Zillow, 2026a).

Zillow is able to expand this approach outside its website and app thanks to social media. Rather than utilizing social media simply to promote particular properties, Zillow may create instructive and useful content that addresses questions consumers have throughout the home-buying, selling, and renting processes. In order to show how important it is to provide value rather than just distribute listings, Zillow particularly advises real estate professionals to blend promotional content with helpful and human-interest content (Zillow, 2025).

In 2026, Zillow explained that its Extend: Social offering allows multifamily housing providers to advertize homes on social media sites like Facebook, Instagram, and TikTok. According to Zillow, the product had click-through rates that were 44% higher than typical norms for social advertising (Zillow, 2026b). This demonstrates how Zillow sees social media as a component of the larger process of finding homes and generating leads, in addition to using it as a branding tool.

Therefore, Zillow’s differentiation is centered on technology, accessibility, convenience, and helping consumers move from housing research toward action.

Realtor.com: Trust, Expertise, and Education

Realtor.com approaches distinctiveness in a somewhat different way. The organization prioritizes information, market knowledge, and consumer education even though it also uses social media to connect with potential buyers, sellers, renters, and homeowners.

Realtor.com’s News & Insights platform claims its purpose is to provide current and objective housing information to help consumers navigate the real estate market. Buying and selling, renting, mortgages, homeownership, market trends, and housing news are among the topics covered by its material (Realtor.com, n.d.).

This focus on teaching works well on social media. Realtor.com encourages real estate agents to use platforms such as Facebook, Instagram, LinkedIn, TikTok, and YouTube to give market data, property information, community content, testimonials, and educational material. Instagram is notably recognized by the company as a powerful medium for visual storytelling via Reels, Stories, property content, and behind-the-scenes information (Realtor.com PRO, 2025a).

Additionally, Realtor.com highlights the significance of involvement and consistency. Its social media guidelines advise using social media to create a distinctive brand, be visible to customers, build relationships, and establish trust. The firm encourages real estate professionals to use content to position themselves as informed and reliable resources rather than viewing social media as just another platform to promote listings (Realtor.com PRO, 2025b).

As a result, trust, knowledge, education, and reliable real estate information are more strongly linked to Realtor.com’s uniqueness.

Comparing Their Strategic Goals

The most significant difference between the two companies is not necessarily the platforms they use, but how social media supports their broader strategic goals.

Both businesses are aware that consumers are using digital channels more and more when looking for a place to live. Nonetheless, they use social media. By assisting customers in finding information, properties, and services, Zillow’s approach enhances its larger technological ecosystem. Realtor.com’s approach supports its focus on trustworthy data and industry knowledge.

Why Differentiation Matters

Because there are numerous businesses in the real estate industry that provide comparable core services, differentiation is crucial. A business that just uploads listings can find it difficult to set itself apart from rivals. Social media social media social media social media.

For instance, Zillow can set itself apart by showcasing how technology facilitates and eases the housing process. By showcasing its industry expertise and giving customers information to help them make smarter decisions, Realtor.com can set itself apart.

Real estate marketers should learn that social media is more than just a platform for advertising. A successful social media strategy should be closely related to the organization’s overall posture and strategic objectives. According to Realtor.com PRO, social media may assist real estate agents in developing their brands, maintaining their visibility, drawing in new customers, and positioning themselves as authorities in their local markets (Realtor.com PRO, 2025b). Similarly, Zillow highlights the significance of defining clear goals, delivering a balance of personal and promotional material, keeping authentic, and evaluating outcomes like as reach, engagement, and conversions (Zillow, 2025).

In the end, Zillow and Realtor.com show that two businesses may communicate separate brand identities while operating in the same market and utilizing many of the same social media platforms. While Realtor.com distinguishes itself by knowledge, education, and experience, Zillow does so through technology, ease, and the linked housing journey. Their social media campaigns work best when they support these overarching business objectives rather than just advertising goods and services.

Conclusion

Social media has become an important component of differentiation in the real estate industry. Zillow and Realtor.com demonstrate that successful social media marketing is about more than being present on popular platforms. It requires organizations to determine what they want their brands to represent and then consistently communicate that value through content.

Zillow’s technology-centered approach and Realtor.com’s information-centered approach show how social media can support different strategic objectives while serving similar audiences. For real estate organizations, the key takeaway is that differentiation comes from providing consumers with a reason to choose one brand over another, and social media provides an effective channel for communicating that difference.
